FY27 DC OIG Fire Protection Systems Maintenance

The Government of the District of Columbia Office of the Inspector General (OIG) is soliciting a qualified contractor under solicitation Doc852355 to provide comprehensive inspection, testing, maintenance, and repair services for fire protection infrastructure located on the 10th, 11th, and 12th floors. The scope of work specifically covers Victaulic Series 769N pre-action fire sprinkler systems and Janus clean agent fire extinguishing systems. A critical requirement of this contract is the provision of expert advisory and management services to transition the Janus systems from 3M Novec 1230 to an approved alternative suppression agent, with the changeover required to be completed before the end of 2025. The contractor must assign technicians specifically trained in the maintenance of Janus and I-769N systems and must adhere to NFPA 25 and NFPA 72 standards, as well as FM Datasheets and LPCB/EN guidelines. Key deliverables include signed electronic maintenance reports submitted to the OIG Facilities Manager within 24 hours of each service and the maintenance of signed PM checklists on-site. The contractor is also responsible for providing formal training to the Facilities Manager on system operations and emergency response. Administrative requirements include coordinating all schedules with the Facilities Manager, providing Material Safety Data Sheets for hazardous materials, and submitting invoices through the designated e-invoicing system.
