General Services Administration (GSA) seeks to lease the following space:


State: Florida

Minimum Sq. Ft. (ABOA): 77,500


Maximum Sq. Ft. (ABOA): 81,375


Space Type: Office


Parking Spaces (Total): 40 on-site, reserved spaces (surface or structured), plus an additional 322 parking spaces available on-site, or commercially available within 1,320 walkable linear feet (WLF) of the offered property, or a combination of on-site and commercially available with 1,320 WLF of the offered property.

Additional Requirements:


  • The Government is seeking contiguous space. In order to be considered contiguous, each block of space must be both horizontally and vertically contiguous undivided by other tenants.
    The Government will consider two separate blocks of contiguous space if space allows for an efficient layout in accordance with the Government's Program of Requirements (POR) as determined by the LCO in their sole discretion.
     
  • Offered building must be capable of meeting ISC Level III security requirements

The offered space must meet Federal Government, State, and Local jurisdiction requirements for fire and life safety, security, accessibility, seismic, energy, and sustainability standards per the terms of the Lease.  The proposed leased space shall be fully serviced.  Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain).

Submission by anyone other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space.



Expressions of Interest should include the following:


1)   Building name & address;


2)   Contact information and e-mail address of Lessor’s Representative;


3)   ABOA and rentable square feet available (identifying the specific floors and square footage on each, with Common Area Factor) and its condition (shell, or built-out, and if so for whom);     


4)   Asking rental rate per ABOA and rentable square foot, and inclusive of a standard GSA warm lit shell, a tenant improvement allowance (TIA) of $58.60/ABOA SF; and a BSAC allowance of $35.00 per ABOA SF;


5)   A description of additional tenant concessions offered, if any;


6)   Date building will be ready for commencement of tenant improvements;


7)   Evidence that the offered space will meet the other specific requirements identified herein;


8)   Provide minimum finished ceiling height and minimum column spacing measurements within the proposed space; and


9)   Provide evidence that the offered building can meet the parking requirements detailed above.
