Marketing and Sale of Development Properties

The Township of Algonquin Highlands is issuing a Request for Proposals (No. CTY-AH-2026-2) to secure a qualified real estate broker to lead the marketing and sale of two properties located in the Airport Development Area on Stanhope Airport Road. These properties consist of eleven development lots, including a single one-acre property at 1124 Stanhope Airport Road. The successful proponent will be responsible for providing a comprehensive marketing strategy, recommended listing formats, and a project timeline. The initial contract term is set for six months following the listing date, with the option for the Owner to extend the agreement for up to two additional six-month terms. Proposals will be evaluated through a multi-stage process, beginning with a mandatory pass/fail review of submission requirements. The final award will be granted to the proponent achieving the highest total score based on their proposal narrative, professional experience and qualifications, and proposed commission rate. To be considered, proponents must achieve a minimum score of 60% in each criterion. Financial proposals are evaluated based on a commission percentage of the transaction value, with scoring calculated against a fixed $500,000 sale price benchmark. All submissions must be completed through the Bids & Tenders electronic system by the deadline of 3:00 p.m. on September 25, 2026. Successful bidders must also provide proof of commercial general liability, automobile liability, and professional errors and omissions insurance, as well as WSIB coverage.
