The City (Landlord) owns the 8,930 square feet of aircraft hangar and 25,420 square feet of land at Montgomery-Gibbs Executive Airport, 3873 Kearny Villa Road, Bldg, 119, San Diego, CA 92123. On or about January 1, 2019, the Landlord and Tenant entered into that certain Flat Rate Lease for the Premises. The term of the Flat • Rate Lease was month to month for a period not to exceed three years. The proposed new Lease provides Tenant with a nine a year ( 9-year) lease term. The Lease contemplates performing minor maintenance and repair work, including painting exterior surfaces of the Hangar and constructing a metal roofing system over the roof of the Hangar, neither of which will involve any expansion of the existing or former use of the Property. The Tenant has occupied this site since July 1, 2015, and specializes in aircraft maintenance and repairs. The Tenant has been continuously providing these services to the San Diego community at this location for more than nine (9) years. The Tenant has developed goodwill from a customer base at Montgomery-Gibbs Executive Airport, and its location at the airport complements other aviation businesses and services at the airport.
