Full Description
Special Instructions: Home is a 3-bed, 3-bath, 2-story brick home approx. 1500 sq. ft. shingle roof. Slab on grade. All prospective contractors are required to visit the project site before submitting a bid. Change orders due to conditions that could have been identified during the site visit will not be considered or approved Property manager- Leslie James at 580-372-3721. Inspector- Phillip Hotella at 580-579-5100. All work done must meet or exceed 2019 IRC. All applicable licenses apply. It is highly recommended contractor view job before biding. Contractor is responsible for all line locates and permits required Contractor will be responsible for cleanup and removal of all waste and repair yard back to mowing condition. Property Manager will select any/all colors used for the job. Contractor is responsible for all measurements, and count of materials needed.
Windows: Remove and replace all damaged windows throughout the home. Install new insulated vinyl, low E, tilt sash windows. Repair any, and all damage due to window replacement, including paint, all trim, including window stools/sills if required, inside and out. Caulk and seal inside and out. Repair or replace any and all deteriorated framing as needed for proper repair. There are approximately 1 double window in the home is busted. Contractor is responsible for exact window count and measurements. Remove and replace all damaged/missing window screens. Install new Mini blinds throughout the house.
Doors: Remove and replace 3 entry doors. Install 3 pre-hung six-panel insulated metal doors with peepholes in the 2 that go outside; install spring hinges for the one that goes into the garage. Install all trim required for proper fit and finish. Install new combination, keyed alike hardware, Kwikset or comparable. Caulk and seal inside and out. Paint to match new or existing finishes. Remove and replace the overhead garage door; install a new insulated garage door, including a new garage door opener matching the existing. Remove and replace all springs and wheels for the garage door; replace the rails if needed. Remove and replace all door stops throughout the house. Remove and replace all damaged door handles for interior doors to match the existing.
Flooring: Install new Waterproof light gray floating vinyl plank flooring with a minimum 3/16” thick flooring. Pull toilet and install flooring up to the floor flange. Install all new trim required for proper fit and finish. Participant will choose color. Clean the floors before installing new flooring. Remove and replace all baseboards, door trim, and window trim.
Electrical: Install new receptacles, switches, fixtures, and ceiling fans, (4 in Home). Repair all damage due to electrical change outs, to include but not limited to drywall, paint, paneling, flooring, and ect. Remove and replace all smoke alarms install new combo smoke/CO2 smoke alarms.
Drywall: Repair drywall throughout the house, tape, bed, texture to match existing finish. Paint all walls and ceilings throughout the house. Paint all siding, soffit, and fascia after sealing the cracks and replacing any damaged areas. (Trim agreeable gray and alabaster walls)
Special Instructions: Mow and weed-eat the yard to be ready for the new homeowners. Clean throughout the house: windows, cabinets, tub/shower, bathrooms etc. Remove and replace 2 damaged mirrors; install new same size as the existing. Reseal around all countertops against the wall and sinks. Replace all damaged/missing toilet paper holders, sink stoppers, and towel holders. Replace all splash blocks around the home. Replace the air filter for the HVAC unit. Replace the return air grill, clean the inside and outside coils. There is no utilities on at the home contractor will be responsible for turning utilities on and paying the bill while work is being done. Install the refrigerator and stove that housing will provide. Remove and replace the dishwasher and garbage disposal install new dishwasher and garbage disposal matching existing. Remove and reinstall the kitchen sink; install all needed brasses for the sink to be installed properly.
Earth Work: Bring in fill dirt to fill in all holes in the yard from against the home to the road grade the yard to drain away from the home. bring in gravel to widen the road contact Leslie James for exact measurements for widening the road.
Fencing: Remove and replace the chain-link fence around the yard (including the gates) with a vinyl chain-link fence. Install a new 9-gauge vinyl chain-link fence matching the existing fence (the fence will need to be cut at the post for the next yard. Replace the wire around the bottom of the fence. Install anchors approx.. 1 ft. apart around the fence. Repair all damages due to replacing the fence.
Plumbing: Remove and replace all shower, sink fixtures; install new Delta or Comparable shower fixtures.
Pest Control: Spray the home for Roaches before starting the work and again when the work is complete.
Mechanical-HVAC: Test the HVAC unit; make all repairs needed. Replace the air filter for the HVAC unit. Replace the return air grill and clean the inside and outside coils. Replace the registers throughout the house. Seal the return air cavity with drywall for energy efficiency. Insulate the duct where needed; all joints must be foil-taped, and an acrylic latex or mastic sealant is to be applied over foil-taped joints.
