400 Saratoga Pruneridge Apartments

The 400 Saratoga Pruneridge Apartments project involves the redevelopment of a 31-acre site at 400 Saratoga Avenue in Santa Clara, California. The project will divide the land into three parcels to facilitate the construction of a five-story apartment building featuring up to 316 units, including 47 affordable units, and an integrated seven-story parking garage. Additional construction includes a new 2,460 square foot one-story maintenance facility and a 1.77-acre public park dedicated to the City. The remaining 25.54 acres will maintain the Pruneridge Golf Club, though approximately 19.1 acres of the course will be reconfigured to accommodate the new developments. This project requires a General Plan Amendment and Rezoning of the 3.66-acre residential portion from Planned Development to Very High-Density Residential (R-5). The development is subject to comprehensive environmental review under the California Environmental Quality Act, with a Draft Environmental Impact Report addressing air quality, noise, biological resources, and geotechnical stability. Key infrastructure includes a new 26-foot-wide driveway on Pruneridge Avenue providing access to 414 vehicle parking stalls and 332 bicycle stalls. To comply with the City's 2022 Climate Action Plan, the project implements a Transportation Demand Management Plan aiming for a 20 percent reduction in vehicle miles traveled. Construction is estimated to take approximately 26 months, with a phased schedule spanning from January 2027 through February 2029. The project also incorporates green building measures such as EV charging stations, recycled water for landscaping, and adherence to CALGreen standards.
