The City of San Diego has issued a Conditional Use Permit for the construction of The Cambridge School, a private Pre-K through 12th grade campus located on a 6.52-acre site at the southwest corner of Camino Del Sur and Coyote Bush Drive. The development features a 182,868 square-foot three-story classroom building, a 10,904 square-foot one-story multipurpose building, and a track and sports field. Parking is provided via a semi-subterranean two-level structure containing 345 spaces and 41 surface spaces, totaling 386 parking spots. The project is situated within the Black Mountain Ranch Community Plan Area, specifically in the CC-4-5 base zone and the Urban Village Overlay Zone. Comprehensive environmental and technical evaluations have been conducted to ensure compliance with CEQA and local standards. Key assessments include a geotechnical investigation for site preparation, a Phase I Environmental Site Assessment identifying potential agricultural pesticide residues, and a hydrology report confirming that post-development runoff will not exceed pre-development rates. The project has undergone air quality, noise, and waste management analyses, as well as a local mobility and Vehicle Miles Traveled assessment. While the VMT assessment identified significant impacts, mitigation is planned through the City of San Diego Complete Communities: Mobility Choices Program. Additionally, the project includes paleontological monitoring to mitigate impacts on high-sensitivity resources.
