Gold Bond Gypsum Wallboard Manufacturing Facility Demolition Project

The Gold Bond Gypsum Wallboard Manufacturing Facility Demolition Project, under Harbor Development Permit Application No. 23-019, involves the complete demolition and removal of all onsite improvements at 1850 Pier B Street, Long Beach, California. The scope of work includes the removal of multiple buildings such as the warehouse, gypsum dome, mill building, plaster mill, tape joint system building, board plant, and office building with its basement. Additionally, the project covers the removal of the ship unloading hopper and wharf footings, various rock conveyor systems, two underground storage tanks, underground utilities, interior access roads, parking areas, and electrical distribution components owned by Gold Bond. Certain assets, including rail spurs, fencing, and a Southern California Edison electrical distribution panel, will remain in place. There is no proposed in-water demolition or new land use for the site following the completion of the work. The project is managed by the Port of Long Beach and is subject to the California Environmental Quality Act (CEQA), the California Coastal Act of 1976, and the certified Port Master Plan. Environmental clearance was achieved through a Mitigated Negative Declaration, which determined that there are no significant environmental impacts provided that specific mitigation measures for biological, cultural, and tribal resources are implemented. Demolition activities are estimated to take 170 days to complete. Coordination with Caltrans has established requirements for construction traffic control, including limiting large truck travel to off-peak hours and obtaining permits for oversized vehicles on state highways. The project was formally approved by the Long Beach Board of Harbor Commissioners on January 12, 2026.
