Real Estate Services for 125 Talbot Street West

The Municipality of Leamington is seeking a RECO-licensed Commercial Real Estate Brokerage to provide full-service brokerage services for the marketing, sale, and general administration of the municipal property located at 125 Talbot Street West, Leamington. The selected proponent will be responsible for managing MLS listings, digital advertising, offer negotiations, and coordinating due diligence reviews regarding zoning, title, and environmental constraints. Additionally, the brokerage must be prepared to represent the Municipality at Council meetings and public forums. The contract is intended for an initial one-year term with the possibility of a one-year extension upon mutual agreement. Proposals are due by September 21, 2026, and will be evaluated based on a weighted system including price (30 points), project understanding (15 points), approach and methodology (15 points), company profile (10 points), relevant experience (10 points), and project team qualifications (10 points). The successful brokerage must be in good standing with the Real Estate Council of Ontario and comply with the Trust in Real Estate Services Act, 2002. Required qualifications include a Project Manager with at least five years of related experience and proof of insurance coverage of at least 2,000,000 dollars. Pricing is commission-based, as no fixed-pricing work is required under this solicitation.
