The Ridge Estates Subdivision

The Ridge Estates Subdivision project, identified by solicitation number 25-01, involves the development of approximately 20.76 acres located at 602 and 658 El Margarita Road in Yuba City, Sutter County, California. The project proposes to subdivide the land into 141 single-family residential lots and includes a General Plan Amendment to re-designate approximately 4.18 to 4.21 acres from Office and Office Park to Medium Density Residential. Additionally, the project requires Rezoning 25-01 to unify the site under the Planned Development (PD21) Zone District and a Development Agreement that extends the life of the tentative subdivision map to 10 years in exchange for additional neighborhood park fees. The scope of work includes the construction of essential public infrastructure, such as streets, curbs, gutters, sidewalks, and the widening of El Margarita Road, as well as the extension of water and sewer utilities.
