The U.S. Government, through the General Services Administration’s PBS R1 Office of Leasing, is seeking proposals for a fully serviced office lease in Boston’s Seaport District, with a required space between 5,000 and 5,250 ABOA square feet. The lease term is ten years, with a firm commitment of five years, and the space must include 15 unreserved parking spaces. The property must comply with all federal standards for fire safety, accessibility, seismic resilience, and sustainability, and the offer must be fully serviced to meet government operational needs. The government is evaluating alternatives to its current expiring lease and will weigh factors such as relocation costs, downtime, and tenant improvement replication in selecting a new space. Interested parties must submit written expressions of interest by June 15, 2026, including detailed building information, interior layouts, rentable and ABOA square footage, fully serviced rental rates per square foot, the inclusion or exclusion of tenant improvements, anticipated availability date, building ownership details, parking availability and cost, energy efficiency features, and a full list of building services provided. The solicitation, designated as 3MA0245 under NAICS code 531120, targets office spaces located within the designated Seaport District boundaries and requires all submissions to be comprehensive and precise to support the government’s economic and regulatory assessment. The U.S. Government currently occupies office and related space in a building under a lease in Boston, MA, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
Expressions of Interest must be received in writing no later than the due date stated in this notice, and should include the following information at a minimum:
- Building name and address and location of the available space within the building. The building site/lot plans, interior building layout drawings/pictures (with dimensions shown preferably) reflecting the space that is being offered.

- Energy efficiency and renewable energy features existing within the building.
- List of building services provided.
