AI Contract Overview
The U.S. General Services Administration is seeking to lease a 6,415 square foot office space in Gallup, New Mexico, to accommodate a law enforcement agency, with the proposed facility bounded by Interstate 40 to the north, Rollie and Mendoza Roads to the south, NM-602 to the east, and Rico Street and U.S. Route 66 to the west. The lease term is structured as a 15-year agreement with a firm commitment of 10 years and no option term, requiring a fully serviced lease that meets all federal standards for fire safety, accessibility, seismic resilience, and sustainability. The site must have 19 surface parking spaces, all reserved, and must avoid proximity to certain restricted facilities within specified distances, including public defenders, ICE, Probation, IRS offices, universities, hazardous material transport or storage sites, and low-risk facilities such as schools, hospitals, and daycare centers. Additionally, the location must not be within a 1-percent-annual chance floodplain or within 400 feet of facilities associated with foreign powers as listed in the National Security Threat List, though waivers may be granted under exceptional circumstances with enhanced security measures. The building must also comply with Section 889 of the FY19 National Defense Authorization Act, prohibiting the use of telecommunications equipment from certain foreign entities as defined by the FAR. The Government currently occupies space in Gallup under a lease set to expire and is exploring economically viable alternatives, factoring in relocation costs, tenant improvement replication, telecommunications infrastructure, and operational downtime. Expressions of interest are due by May 29, 2026, with a market survey expected in June 2026 and occupancy targeted for August 2027. Interested parties should direct submissions to Carson Melom-Lemos at the provided email, with Bryant Crot serving as the project manager. The NAICS code for this solicitation is 531120, and the solicitation number is 3NM0204.
