AI Contract Overview
The General Services Administration (GSA) is seeking to lease approximately 6,415 square feet of office space in Gallup, New Mexico, within a specifically delineated area bordered by Interstate 40, Rollie and Mendoza Roads, NM602, Rico Street, and U.S. Route 66. The space will be leased for a total term of 15 years, including a firm 10-year term, with no option term specified. The location requires 19 surface parking spaces reserved exclusively for tenant use. The facility will be occupied by a law enforcement agency and must adhere to strict location restrictions to ensure security, such as not being within 400 feet of designated offices including Public Defenders, ICE, IRS, universities, or foreign power-affiliated sites on the National Security Threat List, and must also be at least 640 feet away from hazardous material transportation or storage facilities as identified by the Interagency Security Committee. Additionally, proximity to low-risk community facilities like schools and hospitals should be avoided. The site must comply with government standards for fire safety, accessibility, seismic activity, and sustainability, and it cannot be located within a 1-percent annual floodplain. The government currently leases office space in Gallup which is expiring, and this solicitation arises from the potential to relocate if more economically favorable space is available. The GSA will consider factors including relocation costs, tenant improvement expenses, telecommunication infrastructure needs, and agency operational downtime in its evaluation. Expressions of interest are due by May 29, 2026, with an estimated market survey in June 2026, and expected occupancy around late August 2027. Interested parties should direct communications to Carson Melom-Lemos, the Lease Contracting Officer, with Bryant Crot as the project manager. The solicitation emphasizes compliance with Section 889 of the FY19 National Defense Authorization Act concerning telecommunications prohibitions.
