The required space must be between 20,522 and 30,783 square feet, located in an existing building with no below-grade areas permitted, and must be contiguous on one or two vertically aligned floors. The space must meet federal standards for security, fire life safety, accessibility under the ABAAS, and sustainability, while providing 58 reserved parking spaces—21 for government vehicles and 37 for visitors—with additional general parking as required by local code. The government requires a fully serviced lease, meaning all utilities, janitorial services, supplies, and tenant alterations are included in the rental rate, and the space must be available for 24/7 access. The lease term consists of a five-year firm period followed by a five-year option, with occupancy required no later than September 14, 2026. Proposals must include the building name and address, contact details of the representative, confirmed ABOA and rentable square footage broken down by floor, full-service rental rates per square foot inclusive of all operating costs, and written consent if submitting on behalf of the owner. Interested parties must comply with Section 889 of the NDAA regarding telecommunications prohibitions. The government is evaluating alternatives to its current expiring lease and will assess cost-effectiveness, including relocation expenses and downtime. Expressions of interest must be submitted by July 24, 2026, to designated GSA brokers and the leasing contracting officer via email. The solicitation, identified as 8NY2741a, falls under NAICS code 531120 and is posted as a presolicitation with no set-aside.
