Distribution Park Industrial and Commercial Project

The Distribution Park Commercial and Industrial Project, also known as The Retreat at Lake Perris, is a development project approved by the City of Perris City Council on September 30, 2025. Located within the Perris Valley Commerce Center Specific Plan planning area in Riverside County, California, the project follows the adoption of Alternative 4. This approved plan replaces a previously proposed industrial warehouse with a mixed-use development on the southern portion of the site, consisting of a 204-unit apartment complex across two four-story buildings, a 122-room hotel, and a self-storage facility featuring 1,079 units totaling 181,000 square feet across six buildings. Additional project components include two restaurants totaling 9,000 square feet, a 2,000-square-foot office/residential building, and extensive parking facilities comprising 406 standard spaces, 43 RV storage spaces, and 12 visitor spaces. The project is compliant with the California Environmental Quality Act, as certified by the Final Environmental Impact Report. Administrative oversight is managed by the City of Perris Development Services Department Planning Division, with Nathan Perez serving as the Senior Planner and primary point of contact. The development is tied to Specific Plan Amendment SPA 22-05380, Tentative Parcel Map 38730, and Development Plan Reviews DPR22-00037 and DPR22-00038.
