AI Contract Overview
The Choctaw Nation Housing Authority is soliciting bids for a comprehensive residential repair and improvement project on a 1700 square foot, three-bedroom, two-bath brick home with a slab foundation and shingle roof located in Antlers, Oklahoma. Work includes repairing and resealing all windows by sanding, caulking, and painting window sills, replacing any damaged sills, and ensuring proper sealant around all window units. A French door must be removed and replaced with a single pre-hung French door featuring new, keyed-alike Kwikset or equivalent hardware, full trim installation, interior and exterior caulking, and paint matching existing finishes. The master bathroom requires replacement of the leaking faucet, shower handle, and mixing valve with Delta or comparable components. Mold on the bathroom wall must be addressed as part of the plumbing and remediation scope. Smoke detectors must be verified or installed as needed. Foundation issues are to be corrected by bringing in and evenly spreading topsoil around the rear of the home to eliminate visible slab exposure. New painted seamless gutters with leaf guards and concrete splash blocks are required on both the front and back of the house, along with proper downspout installation. The overhanging tree on the south side of the home must be trimmed and all debris removed. All work must comply with the 2019 International Residential Code, and contractors are responsible for securing all permits, performing line locates, and cleaning up the site, returning the yard to mowing condition. Bidders are required to visit the site prior to submitting a proposal, and no change orders will be approved for conditions visible during the site visit. Color selections for all finishes are controlled by the property manager, and contractors must provide accurate material measurements and quantities. Proposals are due by August 21, 2026.
