Flint Warehouse Project

The Flint Warehouse Project is a proposed development of approximately 76 acres in the Town of Apple Valley, San Bernardino County, California. The project involves the construction of a single industrial warehouse building totaling approximately 1,076,874 square feet, consisting of 1,050,222 square feet of warehouse distribution space and 26,652 square feet of office space. The facility will feature 1,151 parking spaces, including 392 for trucks and 759 for cars, along with loading docks on the eastern and western sides and a six-foot security fence. The scope also includes site grading, utility infrastructure, and 8,150 linear feet of roadway paving on Flint and Cordova Roads. The facility is intended for general warehousing and will operate 24 hours a day without cold storage. Currently categorized as a forecast, the project is in the environmental review phase under the California Environmental Quality Act. The Town of Apple Valley is preparing an Environmental Impact Report to address potential impacts on air quality, biological resources, and transportation, among other factors. A public review period was established from August 14 to September 14, 2026, with a public scoping meeting held on August 26, 2026. The project must adhere to the North Apple Valley Industrial Specific Plan and MDAQMD air quality regulations. While the project is managed by the Town of Apple Valley and supported by consulting firms, no specific contract value, procurement evaluation factors, or federal acquisition clauses have been established.
