Hotel Developer And Operator For The Sportsplex

The City of Coral Springs, Florida, is seeking Letters of Interest from qualified developers and operators to design, finance, construct, and operate a minimum 3-star hotel on a 4.5-acre parcel located at the southeast corner of Sportsplex Drive and Sample Road. The project is designed to support a planned 160,000-square-foot multi-sport facility and is intended to be structured as a long-term ground lease of approximately 50 years. The hotel must include at least 225 rooms, with a minimum of 10% dedicated to extended stays, and a total guest room area of at least 90,000 square feet. The building should be between 3 and 5 stories and feature water amenities such as a lazy river, multiple water slides, and a splash pad. Developers are also required to incorporate sustainable design, energy-efficiency, and water conservation strategies. Submissions are due by 2:00 p.m. local time on October 21, 2026. The selection process involves a two-stage evaluation consisting of a short-listing phase based on weighted criteria, followed by a final ranking determined by presentation scores using a Best Value Scoring Methodology. Applicants must provide comprehensive firm qualifications, a detailed project team with resumes, and various certifications, including a Non-Collusive Affidavit and a Cone of Silence Affidavit. The successful proposer will be required to maintain significant insurance coverages, including 5 million dollars in umbrella/excess liability and professional liability of 1 million dollars per occurrence. The award will be made by the City Commission to the most qualified and responsive offeror in the best interests of the city.
