X1AA--Grand Rapids Vet Center Relocation

The U.S. Department of Veterans Affairs is seeking expressions of interest from qualified sources to lease approximately 5,206 ABOA square feet of fully serviced clinical space in Grand Rapids, Michigan, for a Veterans Readjustment Counseling Center (Vet Center). The space must be located within Michigan's 3rd congressional district, within a specified delineated area bounded by major roads, and should ideally be in a single-tenant building or on the first or second floor of a multi-tenant building. The lease will include comprehensive services such as janitorial, security, high-speed internet, and utilities, with the space required to meet federal and local standards for safety, security, accessibility, and seismic compliance. The VA prefers space that is easily accessible via major roadways and public transportation, not in flood-prone areas, or near incompatible land uses like liquor stores or correctional facilities, and should be close to amenities like restaurants and hospitals. Interested parties are asked to submit detailed information about their properties, including location, zoning, site plans, floodplain status, and any necessary modifications for VA use, by September 12, 2025. The project may involve existing space or new construction, with an estimated build-out cost ranging from $1 million to $2 million. The VA will consider proposals from small businesses, particularly Service-Disabled Veteran-Owned Small Businesses (SDVOSB) and Veteran-Owned Small Businesses (VOSB), which must be registered in the VA’s Vendor Information Pages system. The lease is anticipated to be long-term, up to 20 years, and will include all maintenance and operational responsibilities.
