Page 1 of 4 The Department of Veterans Affairs desires to lease a minimum of 18,479 to a maximum of 20,000 rentable square feet (RSF) yielding a minimum of 22,498 to a maximum of 24,000 of American National Standards Institute/Building Owners and Managers Association (ANSI/BOMA) Occupant Area (ABOA) square feet (SF) of contiguous Medical office and related space in Largo, Florida. New and Existing buildings will be considered. However, If not a New Building, the Space offered shall be in a Building that has undergone, or will undergo, by occupancy, a complete modernization or adaptive reuse of the Space with modern conveniences. The space must be available for occupancy by November 30, 2027, and must be located outside the 100-year floodplain. The lease term requirement must be in full compliance with the requirements of the Request for Lease Proposals (RLP). The period of performance will be 15 Years, 10 Years Firm. Space within or facing the following boundaries will be considered: North: The line described by traveling east from the intersection of US Route 19 Alternate and State Road 60. South: The line described by traveling west from the intersection of Gandy Blvd/ State Road 694 to the intersection of Park Blvd/State Road 694 and US Route 19 Alternate. East: The line described by traveling south from the intersection of State Road 60 and County Road 611 to Gateway Expy/State Road 686 continuing on/State Road 686 Gateway Expy to Ulmerton Rd, traveling east on Ulmerton Road/State Road 688 to Lake Carillon Dr, turning South on Lake Carillon Dr to the intersection of Lake Carillon Dr and Roosevelt Blvd/State Road 686, traveling east on Roosevelt Blvd/State Road 686 to I-275 traveling, south on I-275 to the intersection on I-275 and Gandy Blvd/State Road 694. West: The line described by traveling north from the intersection of Park Blvd/State Road 694 and US Route 19 Alternate to the intersection of US Route 19 Alternate and State Road 60. Expressions of interest must contain the following information: Building name and/or address and location of the available space within the building Number of spaces to be offered and expected rental rate per NUSF, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability Building ownership information and authorization from owner to offer the property if applicable. Energy efficiency and renewable energy features existing within the building/lot List of services provided (janitorial, pest control, security monitoring, etc.). If claiming Socio-Economic status (i.e. SDVOSB, VOSB, 8A, etc.); must include documentation evidencing active status. A market survey of offered properties will be conducted by VA staff. The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space. The Government will use the information received in response to this advertisement to determine if there are two or more vendors of a specific socio-economic classification in order to set aside accordingly in the order of preference. A solicitation for offers may be issued by the Department of Veterans Affairs at a later date.
