Zinfandel Subdivision Project

The Zinfandel Subdivision Project, managed by the City of Napa Community Development Department under solicitation number PL19-0016, involves the development of a 51-lot residential subdivision on approximately 9.56 acres in Napa, California. The project includes the construction of 51 single-family homes, 12 accessory dwelling units, and 10 junior accessory dwelling units. To facilitate this development, the project requires the demolition of an existing single-family dwelling, a detached garage, and a private pedestrian bridge, as well as the removal of existing vineyards and 42 trees. Key infrastructure improvements include off-site construction along the Salvador Channel and the dedication of a 10-foot-wide right-of-way along the El Centro frontage to enhance the pedestrian network. The project is governed by the California Environmental Quality Act, with a Final Mitigated Negative Declaration issued on December 4, 2025. Environmental compliance measures include a soil mitigation plan overseen by Napa County Environmental Health to address lead concentrations in accordance with Title 17 of the California Code of Regulations, EPA standards, and Cal/OSHA requirements.
